Milestone Inspection Miami — Phase One & Phase Two

ALTEK Engineering performs Milestone Inspections in Miami and throughout Miami‑Dade County in full compliance with Florida Statute 553.899 and the updated requirements of HB 913 (2025). Our licensed structural engineers deliver timely, accurate, and code‑compliant reports that condominium associations, property managers, and building owners can rely on to meet statutory deadlines and protect resident safety.

Following the Surfside tragedy, Florida’s Milestone Inspection program became one of the most important building safety requirements in the state. Our team provides the technical expertise, documentation, and professional accountability needed to navigate this process with confidence.

Who Is Required to Obtain a Milestone Inspection?

Under Florida law, a Milestone Inspection is required for any building that is:

  • Three or more habitable stories
  • 30 years old (or 25 years old if within 3 miles of the coastline)
  • A condominium, cooperative, or multifamily residential building
  • Failure to complete the inspection by the statutory deadline may result in fines, legal exposure, and enforcement action by the local building official.

What We Inspect — Phase One

Phase One is a visual structural assessment performed by a licensed engineer. ALTEK evaluates all primary structural systems, including:

  • Load‑bearing walls, columns, beams, and slabs
  • Vertical and lateral force‑resisting systems
  • Roof structures and coverings
  • Parking structures, balconies, and elevated walkways
  • Foundation systems and slab‑on‑grade conditions
  • Phase Two — When Required

If Phase One identifies signs of substantial structural deterioration, a Phase Two inspection is required. This may include:

  • Selective destructive investigation
  • Material sampling and laboratory testing
  • Concrete, rebar, and corrosion evaluation
  • Engineering calculations and structural analysis
  • What Your Report Includes

ALTEK Engineering provides a signed‑and‑sealed Milestone Inspection report that includes:

  • Identification of structural deficiencies or deterioration
  • Recommended repairs, maintenance, or replacement
  • Engineering conclusions suitable for submission to local building departments
  • HB 913 conflict‑of‑interest disclosures (when applicable)
